Representatives from Fairmont Properties will be in attendance to discuss the Heinen’s Store and their conceptual plans for the Downtown Phase 2 properties.  See attachment.

 

Statement submitted by Fairmont Properties:

Fairmont Properties very much looks forward to the opportunity to visit with City Council to present an updated vision for the Phase Two land. The plan we will share (attached for distribution) demonstrates that we’ve listened carefully to the comments voiced from both this public body, a cross-section of citizens and other key stakeholders as to what might be successful in Phase Two. This includes:

                     A use which would help “anchor” this development;

                     A better variety of for-sale residential product types;

                     Product similar to the Villas of Hudson;

                     A less dense plan;

                     Additional green space.

 

Central to this vision is a new state-of-the-art 40,000 sq. ft. Heinen’s Market, which will provide its current customer base with an absolute best-in-class grocery experience in terms of its product offering, store design and shopper comfort. The Heinen’s team has been so appreciative of the support from this community and looks forward to providing a more updated version of its 2005 self, in conjunction with a broader development vision.  It is important that “Heinen’s is a part of a more comprehensive development vision similar to what they committed to in Phase One” according to Jeff Heinen.  They are not at all interested in sitting down the street by themselves. The attached plan has been shared with the Heinen’s team and while there are many details to be discussed, they’re very much in favor of the variety of residential adjacencies. The plan has also taken the liberty of including a physical linkage between phase one and the new phase two by way of a proposed residential expansion of the existing Clinton Street townhomes. We DO NOT have this land under contract but continue to have favorable conversations. If we are successful in making this acquisition, Fairmount would likely operate it, as it currently is, for the foreseeable future. Additionally, we are in discussions with Allegro relative to the purchase of Windstream, which we would plan to secure and incorporate into our development site. Likewise, we’d like to discuss the parcel of land at the northeast corner of Owen Brown and Morse Rd, which sits outside the Conservation easement.

If Tuesday’s presentation is well received, we’d propose an immediate follow up meeting with Hudson City staff to discuss a schedule as well as the salient terms of a Purchase and Sale agreement.

Timing Considerations

The Developer’s schedule is to finalize a purchase and sale agreement of the property by November 2021 and develop the final plans and approvals with the City’s boards in the winter of 2022.

The City Administration recommends City Council consider this Heinen’s plan and the conceptual plans for the Phase 2 development site and also provide the administration with direction in order to finalize a Purchase and Sale Agreement.
