Purpose & Explanation
The LDC requires that signage be setback at least fifteen feet from the property line.  The front property line is often defined by the inside edge of sidewalk.  To insure the signs are not too close to the travel lanes and to maintain a consistent look throughout the community staff recommends that the signs be no closer to the approved sidewalk than fifteen feet.  See the attached sketch to see the relationship among the edge of pavement, the approved sidewalks, and the 15' setback from the sidewalk. The sketch also shows the existing right-of-way line and the 15' setback, the line behind which signage must be located according to the LDC.  Staff believes these two properties are unique in the City in that the right-of-way is wide enough to accommodate a four lane divided highway, as exists south of the parcels, yet there is only a three lane undivided highway in front of them.
Timing Considerations
The business would like to install their signage as soon as possible.  The authorization could be approved on December 5, 2012.
