Alteration (Siding Application and Window Replacement)

a) Staff notes the existing peaked dormer received administrative approval on September 16, 2024.
b) Upon final inspection, staff observed a deviation from the final approved plans. Staff notes both horizontal siding and board and batten siding were installed within the peaked dormer in place of the approved green shake siding. The applicant has requested the AHBR consider the proposed dormer material change. Additionally staff notes the applicant is proposing to install new board and batten siding material within the existing west-side elevation dormer and bump-out to match the existing peaked dormer material.
c) Staff suggests the applicant take this meeting to discuss the proposed project with the Board and verify the scope of work.
d) Section IV-4 (d)(1) of the Architectural Design Standards states that the walls of the main body must be a dominant material. Up to two additional materials may be used to call attention to the composition. For example a different material may be used on building projections gable ends, entrance recesses, or to emphasize the horizontal or vertical divisions of the building. Staff notes that board and batten vertical siding is proposed within the west side gable and bump-out that would introduce a 4th building material on the existing structure. Suggest installing shake siding to better meet the requirement.
e) Section IV-4 (d)(1) of the Architectural Design Standards states that the materials used in any mass must be applied consistently on that mass on all sides of the structure. Staff notes that the addition of the board and batten siding material within the west-side gable elevation would result in 3 separate material applications within the existing dormers.
