Planning Commission recommendation to consider Land Development Code amendments relevant to density regulations and Planned Development

Brief Description: The Planning Commission has formally recommended specific Land Development Code Amendments relevant to Density standards.  Additionally the Planning Commission has been studying the Planned Development regulations and would like to engage with City Council.

Purpose & Explanation

Planning Commission Chair Sarah Norman will be attending to review the following:

 

Density:  Planning Commission passed a motion on May 8, 2026 recommending Council proceed with a formal LDC amendment process per the attached.  The items are summarized as follows:

1.                     District 2:  Remove allowances for duplexes

2.                     District 4:  Reduce maximum housing density allowances for single family attached and multifamily

3.                     District 5:  Reduce maximum density allowances for townhomes and multifamily

4.                     District 8 Overlay:  Reduce maximum housing density allowances for single family attached and multifamily

5.                     District 9:  Remove residential allowances

6.                     Zoning Map - revise parcels within the District 8 Senior Housing Overlay which are west of the Couty Hike and Bike to District 8 Industrial/Business Park.
