a)                     Section III-1 (a)(4) of the Architectural Design Standards states that attached garages shall not face the street except for new development with a front yard depth of 130 feet or more. Staff notes an existing front facing garage would be rebuilt due to storm damage. Staff has determined a variance is not required under Section 1206.05(f)(1) of the Land Development Code. The garage door width would not be expanded.

b)                     Section IV-3 (b)(1) of the Architectural Design Standards states that wings may not be larger or taller than the main body of the structure, but they may be the same height. Verify the proposed garage addition is not taller than the existing house.

c)                     Section III-1 (g)(8) of the Architectural Design Standards states that large expanses of blank wall are to be avoided. Fenestration placement should be at a maximum of approximately every 12 feet. Revise elevations to depict additional fenestration on the south side elevation to better meet the requirement.

d)                     Section IV-4 of the Architectural Design Standards state that additions should be designed to be compatible with the main structure by incorporating materials and a foundation to match. Revise elevations to depict foundation material to match the existing around the proposed garage addition.
