The zoning map was last amended on April 18, 2011. A prior application to rezone this property did not pass as a result of a tie vote at the Council meeting of May 7, 2014 (Ordinance No. 14-19).
Purpose & Explanation
Although Council did not pass the previous application, Prestige Homes feels strongly that residential use of the parcel is in the best interest of the City. In addition to the required submittal materials, Prestige has prepared additional information that it hopes will address Council's concerns including a 58 page traffic impact study plus appendices dated July 7, 2014, the Executive Summary of which is attached. Also attached is a letter from Mr. Chris Brown, Prestige Homes Director of Land Development, that highlights the applicant's position. Prestige is hopeful that it can make brief presentations at workshops at which this case might be discussed.
As background Prestige Homes is developing The Reserve at River Oaks, a residential subdivision east of Hudson Crossing Industrial Park between Boston Mills Road and West Streetsboro Street. The only viable location for a required secondary means of access for the northern part of the subdivision is through the subject parcel. Prestige believes that rezoning this parcel to residential would make more efficient use of this land generally and would make use of the approximately 3,000 foot long road beyond emergency access.
