Purpose & Explanation
On June 10, Planning Commission (PC) approved the revised site plan for Hudson Station Phase II, a mixed-use development to be located on two parcels presently addressed as 15 Atterbury Boulevard.  The development will consist of 6,000 square feet of commercial space and 16 townhomes.  The PC required a five foot landscape strip at the front building line in public right-of-way.  Such a strip was proposed by the developer and approved by PC on the original plan in 2008.  The agreement requires that the developer install and maintain all landscape areas in the right-of-way except that the City will trim street trees as it does elsewhere in the City.  Private installations on public right-of-way require a license agreement.
Timing Considerations
A zoning certificate to construct the project is expected to be ready to issue in the coming weeks.  Authorization to enter into the agreements should be completed before the zoning certificate is issued.
