Submitted by William Geschke
a) Section V-5(c)(3) of the Architectural Design Standards states “Signs should have a matte finish, not a glossy or reflective finish.” Verify proposed signs would have a matte finish.
b) Staff notes the proposed projecting sign would be constructed of High-Density Urethane (HDU) while the wall sign would be constructed of polymetal (aluminum composite). Question if HDU was considered for both signs.

Exterior Alteration (Door Replacement)
Submitted by Abigail Lilli, Gunton Corporation
a) The Secretary of Interior Standards state “Deteriorated historic features shall be repaired rather than replaced. Where the severity of deterioration requires replacement of a distinctive feature, the new feature shall match the old in design, color, texture, and other visual qualities and, where possible, materials. Replacement of missing features shall be substantiated by documentary, physical, or pictorial evidence”. Provide additional documentation verifying the existing door material and its condition.
b) Staff notes an aluminum clad wood replacement door is proposed with simulated divided lites. The proposed door would be historically appropriate if replacement is considered.
c) Staff notes the proposal would remove and replace surrounding trim. Verify the proposed material of the trim.

Submitted by Renee Ingram, Campo Roof
a) The Secretary of Interior Standards state “Distinctive features, finishes, and construction techniques or examples of craftsmanship that characterize a property shall be preserved.” “ Deteriorated historic features shall be repaired rather than replaced. Where the severity of deterioration requires replacement of a distinctive feature, the new feature shall match the old in design, color, texture, and other visual qualities and, where possible, materials. Replacement of missing features shall be substantiated by documentary, physical, or pictorial evidence.”
b) Staff notes the proposal would replace a historic tile roof with asphalt shingles.
c) If replacement is considered, question how the proposed asphalt shingles “match the old in design, color, texture, and other visual qualities.” Staff suggests the applicant research other products that better meet this requirement.

Accessory Structure (Detached Garage)
Submitted by Marc Heitmeyer
a) Staff notes the proposed renderings depict differences from the elevations, including window grid design, window and door placement on left elevation, and roof shape and type for the porch extension. Verify if the submitted elevations are accurate.
b) Section III-1 (d)(2) of the Architectural Design Standards states that enclosed accessory buildings shall incorporate some elements similar to the main body, for example similar corner boards, window types, or materials. Suggest matching the window grid pattern of the main house.
c) Section III-1(d)(5) of the Architectural Design Standards state “All facades (including the rear) over twelve (12) feet long shall have at least one window or door opening. Fenestration placement on the accessory structure shall be proportional to the house”. Staff notes an approximate 17 ft wall space without fenestration placement on the rear elevation. Revise elevations to depict an additional window or door to meet this requirement. Staff notes a false window could

Addition (Breezeway and 3-Car Garage)
Submitted by Nate Bailey, Hara Architects
a) Section IV-4 (b)(1) of the Architectural Design Standards states that wings may not be larger or taller than the main body of the structure, but they may be the same height. Staff notes the proposed addition is larger than the main body, revise elevations and proposed footprint to meet this requirement. Additionally, verify proposed addition will not be taller than the main mass. Submit revised drawings depicting the existing house on east and west side elevations to verify this requirement.
b) Section IV-4 (f)(3) of the Architectural Design Standards states that details in the wings should be the same or subordinate to those in the main body. For example, a wing should not have an elaborate cornice if the main body has a simple one. Suggest revising proposed grid pattern to match the existing house.
c) Verify proposed foundation material to match existing.
d) Verify proposed roofing material to match existing.

New House (Single-Family Dwelling)
Submitted by Chris Brown
a) Section IV-4 (g)(2) of the Architectural Design Standards states that projections which extend out from the mass to which they are attached more than five feet will be treated as wings, except for open porches, and single story additions off the rear of multi-story dwellings. If the roof line of the addition intersects the roof line of the existing dwelling, then the addition shall be classified as a wing. Staff notes the proposed home office projection extends approximately 8 ft from the main mass; however, staff notes that the proposed house has an approximate 130 ft setback from the road and may be screened by existing vegetation.
b) Section IV-4 (d)(3) of the Architectural Design Standards states that the materials used in any mass must be applied consistently on that mass on all sides of the structure. Staff notes that the proposed stone material on the rear elevation is not consistently applied around the entire mass; however, staff notes that the proposed stone ends on an inside corner an
