Addition (Living Room, Kitchen, & Garage)

a) Staff notes this application received informal AHBR review at the October
8, 2025, meeting.
b) The applicant has submitted revised elevations for the Boards
consideration.
c) Section IV-4 (g)(1) of the Architectural Design Standards states that roofs
on projections should match the roof material of the building (unless both
roofs are flat) and to the extent possible, shall be same kind of roof.
Natural finish metals such as copper, terne coated steel, or lead may be
substituted for any roofing material. Verify all roofing material would be a
consistent material.
d) Section IV-4(a) of the Architectural Design Standards states the two story
wing type has a main body and subordinate wings. Wings are smaller in
size. Staff notes the proposed addition would be in line with the main mass.
Suggest insetting the proposed addition at the left side elevation to create a
more prominent break in massing. Additionally, Section IV-4(d)(3) of the
Architectural Design Standards state the materials used in any mass must
be applied consistently on that mass on all sides of the structure. Staff
notes that insetting the proposed addition 18” would allow the proposed
horizontal siding material to terminate on an inside corner.
e) Section IV-4(d)(1) of the Architectural Design Standards state the walls of
the main body must be a dominant material. Up to two additional
materials may be used to call attention to the composition. For example a
different material may be used on building projections gable ends,
entrance recesses, or to emphasize the horizontal or vertical divisions of
the building. Staff notes three materials are proposed within the main
body; horizontal siding, vertical siding, and brick.
f) Question proposed clipped roof on left and rear elevations.
g) Question proposed column height on left side elevation.
h) Question if proposed man door on left side elevation would be centered
under the proposed gable.
i) Question proposed foundational material and how it relates to the main
mass.
