A RESOLUTION AUTHORIZING THE CITY MANAGER TO ISSUE A REQUEST FOR QUALIFICATIONS FOR A DEVELOPER(S) FOR A PORTION OF PHASE II OF THE DOWNTOWN REDEVELOPMENT PROJECT; AND DECLARING AN EMERGENCY.
Executive Summary: The Request for Qualifications will result in the selection of a developer or developers for over twenty acres of land presently and to be owned by the City in the Downtown Phase II area.

Purpose & Explanation
The area known as Downtown Phase II is an area of central Hudson north and west of First and Main of approximately 38 acres presently owned by the City of Hudson, Windstream, the Hudson School District, and other property owners. A conceptual plan for Downtown Phase II was part of the recently adopted Comprehensive Plan.
The City is implementing that plan by preparing the approximately 20 acres of land presently owned and to be owned by the City for redevelopment, these properties being the City of Hudson salt dome and Hudson Public Power, the school bus garage and storage facility, and the Windstream property.
Concurrently the City is seeking a firm or firms that will develop the office and residential components of the project. The developer will be responsible for the design, approval, and construction of these components. It is expected that an agreement with a developer can be executed before the end of the year.
